Why sealcoat in South Texas

UV oxidation breaks down the binder that holds asphalt together. Under constant Texas sun, the surface turns gray, then brittle, and starts to ravel at the edges and in the wheel paths until gravel is all that is left.

Water intrusion does the deeper damage. Rain and irrigation find every crack, work under the pavement and soften the base, which is how a hairline crack becomes a pothole. A sealed surface sheds most of that water instead of letting it in.

Oil and fuel spills soften asphalt where cars sit and where dumpsters leak. Sealcoat slows that penetration and makes routine cleanup easier for your staff.

Our sealcoating process

Sealcoat only works when the surface under it is ready. We work through the same steps on every commercial lot:

  1. Clean. Blow and scrub the lot, remove debris and treat oil spots so the sealer can bond.
  2. Crack seal. Clean and fill working cracks before they take in more water.
  3. Patch. Repair potholes and failed areas so the surface is sound before sealing.
  4. Apply sealcoat. Apply even coats at the rate the product calls for, with edges and turn areas worked by hand.
  5. Cure. Keep traffic off until the sealer has dried, and tell property staff when each area can reopen.
  6. Restripe. Lay out fresh markings after curing so the finished lot looks complete.

Sealcoat vs overlay

Sealcoat is maintenance, not structural repair. It protects sound asphalt, slows aging and improves appearance, but it will not fix base failure, wide alligator cracking or pavement that has lost its shape.

An overlay adds a new asphalt layer and can correct surface defects and minor grade issues. Full replacement is the answer when the base itself has failed. If a lot needs more than maintenance, we say so and scope the right repair instead of sealing over a problem.

Scheduling around tenants and weather

Sealcoat needs dry conditions and warm weather to cure, so we watch the forecast and schedule sections when the risk of rain is low. We phase the lot to keep drive aisles, dumpster access and accessible stalls available, coordinate closures with property staff, and post notices ahead of time so tenants know which areas to avoid. High traffic hours, deliveries and events all go into the plan.

Frequently asked questions

How long before cars can drive on a fresh sealcoat?
Once it has dried enough to handle traffic. We keep the section closed and tell you when it can reopen. Humidity and temperature affect dry time.
How often should a commercial lot be sealcoated?
It depends on traffic, sun exposure and how the lot drains. Most commercial properties are on a multi-year cycle, and we recommend one after seeing the lot.
Does sealcoating fix potholes?
No. Potholes and base failures are repaired before sealing. Sealcoat protects a sound surface, it does not rebuild it.
Can you restripe in the same visit?
Yes. Restriping is scheduled after the sealcoat cures so the lines bond and the layout looks sharp.
What happens if it rains?
Fresh sealcoat needs dry weather. If rain is coming, we reschedule the section rather than risk a failed application.
