ADA Parking Striping

ADA parking striping works as a system: accessible stalls, access aisles, signs and the route to the building all have to line up. SiteLine Paving & Striping lays out and marks accessible parking for commercial lots across San Antonio and South Texas, using the current standards as the baseline and confirming the details with you before paint goes down.

Accessible space requirements

The number of accessible spaces depends on the total number of parking spaces in the lot. The table below comes from Table 208.2 of the 2010 ADA Standards for Accessible Design.

1001 and over20 plus 1 for each 100, or fraction thereof, over 1000

At least one of every six accessible spaces must be van accessible (208.2.4).

Owners should confirm local and Texas requirements, including TDLR, for their site.

Dimensions (502.2)

  • Car accessible spaces must be at least 96 inches wide.
  • Van accessible spaces must be at least 132 inches wide with a 60 inch access aisle, or at least 96 inches wide with a 96 inch access aisle.
  • Access aisles must be marked so they discourage parking in them, and each one pairs with an accessible space so a person using a wheelchair or mobility device can get in and out.

Fire lane and curb markings

Accessible stalls only work if drivers can reach them. We mark fire lanes and red curbs alongside the accessible layout so emergency access and accessible routes do not conflict, following the fire marshal requirements for your property and the approved site plan.

Restriping an existing lot to current layouts

Older lots often have accessible stalls that are too narrow, missing access aisles or short of the count the current standards call for. When we restripe, we re-measure the lot, compare the layout to the standards above and show you where changes are needed.

Restriping can usually happen after hours so the lot stays open during business hours. We also check the condition of the pavement in the accessible stalls, because a settled or cracked surface under a new layout still needs repair.

Frequently asked questions

How many accessible spaces does my lot need?
It depends on the total number of parking spaces. The table above shows the required count from the 2010 ADA Standards. We count the lot and apply the table during the assessment.
What makes a space van accessible?
A van accessible space is at least 132 inches wide with a 60 inch access aisle, or at least 96 inches wide with a 96 inch access aisle, and it carries the correct signage.
Are Texas requirements different from the federal standards?
Local rules and Texas requirements, including TDLR, can add to the federal minimums. Owners should confirm what applies to their specific site.
Do you install signs?
Our work is layout and striping. We mark the stalls and access aisles and coordinate sign placement with you so each space has the signage it needs.
Does fresh striping make my lot compliant?
Striping is one part of the picture. Accessible routes, signage and surface condition matter too, so treat striping as one piece of a full review.
