Every lot starts in a different condition, so we scope the work to the pavement in front of us instead of pushing one package for every property. Typical commercial paving work includes:
- New parking lotsSubgrade preparation, base course, compaction, asphalt placement and striping for a lot built from scratch.
- OverlaysA new asphalt layer placed over existing pavement that is still structurally sound, restoring a smooth driving surface.
- Mill and overlayWe mill off the top layer to correct surface defects and restore grade at curbs and inlets before placing new asphalt.
- Full-depth replacementWhen the base has failed, we remove pavement and base, rebuild the section and tie it back into the surrounding lot.
- Drainage and gradingInlets, low spots and short curb reveals are addressed so water leaves the lot instead of sitting on it.
When to overlay vs replace
An overlay only works when the pavement underneath can carry it. We look at the pattern of cracking, how much of the surface is failing, how the lot drains and whether previous patches have held. Surface wear, raveling and isolated cracks usually point to an overlay or a mill and overlay.
Base failure, wide alligator cracking, potholes that keep coming back in the same spot and standing water are signs that the problem is below the surface. Paving over that damage traps the failure and shortens the life of the new layer, so full-depth replacement is the more practical choice.
What happens on paving day
Commercial lots rarely shut down completely, so we phase the work. Crews and equipment work in sections while the rest of the lot stays open, and we coordinate cones, barricades and signage with property staff so tenants and customers know where to park.
Milling and paving generate noise and truck traffic. We plan haul routes and start times with your team, and we leave the work area clear of debris at the end of each day.
New asphalt needs to cool and cure before traffic, and we tell you when each section can reopen. Striping is scheduled after the surface is ready so the layout is clean and the paint bonds properly.

Frequently asked questions
- How long does commercial asphalt paving take?
- It depends on the size of the lot and how much base work is needed. A small overlay can finish quickly, while a full-depth rebuild takes longer. We walk you through a phased schedule before work starts.
- Can my parking lot stay open during paving?
- In most cases, yes. We work in sections so part of the lot stays available, and we coordinate parking, access and signage with your staff each day.
- How soon can cars drive on new asphalt?
- Once the surface has cooled and cured enough to carry traffic. We tell you when each section can reopen so nobody parks on hot, unfinished pavement.
- Do you pave over existing asphalt?
- Only when the base underneath is sound. If the failure is in the base, we repair or replace that section first so the new surface has something solid to sit on.
- Do you handle striping after paving?
- Yes. Striping is scheduled after the new surface is ready, including stall lines, arrows, fire lane markings and accessible spaces.
